Crumbling concrete cladding and collapsing or cracking façades endanger public safety. Owners can significantly reduce or even eliminate these risks through diligent and regular preventive maintenance.
Innovéum offers specialized building façade inspections to ensure compliance with Quebec Bill 122. Our detailed inspections help protect the safety of building occupants and the public, while also preserving the structural integrity of your property.
Bill 122 brought into effect a new Building chapter of the Safety Code by the Régie du bâtiment du Québec (RBQ). The new provisions of the law primarily aim to improve the safety of occupants and people near buildings of 5 storeys or more.
Façade inspections can only be performed by engineers or architects.
The first inspection must be completed no later than the 10th anniversary of the building's construction. Subsequently, an inspection must be conducted every 5 years.
Our engineers conduct a meticulous examination of your building’s façade, including exterior cladding, windows, balconies, and structural elements. We identify any signs of wear, water infiltration, or structural weaknesses that could compromise safety and integrity.
We provide thorough reports that not only document the current condition of your façade but also ensure it meets the stringent requirements of the established regulations. Our reports include detailed findings and clear, actionable recommendations for any necessary repairs or maintenance.
